Terms of Service

1. What Venue Vest is
Venue Vest is a marketplace where real estate agents and brokers ("Realtors") list large-acreage and vineyard estate properties, and prospective buyers ("Buyers") browse those listings and contact Realtors about them. Venue Vest is not a party to, and does not facilitate, any real estate transaction, and is not a licensed brokerage. All offers, negotiations, inspections, and closings happen directly between Buyers and Realtors, outside this platform.
2. Accounts
You must provide accurate information when creating an account and are responsible for activity under your account. Realtor accounts represent that the person creating the account is a licensed real estate professional authorized to list the properties they submit.
3. Listings
Realtors are solely responsible for the accuracy of their listings, including price, acreage, property condition, and any claims about permitted or potential uses (e.g. wedding venue, retreat, event space). Venue Vest does not verify zoning, permits, water rights, or any other claim made in a listing. Buyers should independently verify all details before making any offer or commitment.
4. Subscriptions and billing
Each listing is billed individually, on a recurring monthly basis through Stripe, our payment processor. Subscribing a listing carries a minimum commitment period (shown on the Pricing page at the time you subscribe); the listing's subscription remains billable through the end of that minimum term even if you unpublish or cancel earlier. After the minimum term, you can cancel that listing's subscription at any time from your billing dashboard, effective at the end of the current billing period. Plan prices may change for new subscriptions; we do not store your payment card details — those are handled directly by Stripe.
5. No guarantee of results
Venue Vest does not guarantee that any listing will sell, or that any Buyer inquiry will result in a transaction. Higher listing tiers affect placement and visibility on the platform only.
6. Prohibited use
You may not use Venue Vest to post false or misleading listing information, to harass another user, to scrape or bulk-collect data from the platform, or to attempt to circumvent listing tier limits or payment obligations.
7. Limitation of liability
Venue Vest is provided "as is." To the fullest extent permitted by law, Venue Vest is not liable for any loss arising from a transaction, negotiation, or relationship between a Buyer and a Realtor, or from inaccuracies in listing content supplied by Realtors.
8. Changes
We may update these terms as the platform evolves. Material changes will be posted here with an updated date above.
